Santa Clara, UtahArtificial turf in Santa Clara, UT: bonus rebate and rules

The water district's agreement names one city for an extra incentive: Santa Clara, at $1 more per square foot on the first 500 square feet of a qualifying conversion4. Artificial turf alone still doesn't qualify8. New Santa Clara lots can have lawn on 8% of the lot, up to 2,500 square feet1.

What changes a project in Santa Clara

  • Permits

    Santa Clara's 2024 lawn rules

Santa Clara's Ordinance 2024-02 caps lawn on single-family lots at 8% of the lot, up to 2,500 square feet, and allows 600 square feet on lots under 7,500 square feet. Lawn is banned in park strips, in areas under 8 feet wide and on slopes over 20%1. Lots over half an acre must use secondary irrigation for gardens and other permitted growing uses, and landscaped areas need a WaterSense smart controller1.

  • Conditions

    Shallow sandstone, sand and lava

On USDA soil maps, Renbac soils and rock land cover about 19% of Santa Clara, and Renbac's typical profile reaches bedrock about 12 inches down2. Renbac formed in weathered sandstone and was described from a site about 1.5 miles southwest of Ivins3. Ivins loamy fine sand covers about 20% and lava flows about 13%, and a sandy flood plain unit that includes poorly drained soil covers about 3%2.

How the Santa Clara bonus adds up

A qualifying conversion in Santa Clara gets $2 per square foot, a temporary $1 on the first 1,000 square feet for projects finished June 9, 2026 to June 1, 2027, and a Santa Clara supplement of $1 on the first 500 square feet4. On 1,000 square feet, that's $3,500 before any $100 treebate. Plants on drip must cover 50% of the area at maturity, and turf counts only as mulch4. Check eligibility with the district before you start; pre-approval is required. See the full rebate rules.

  • HOA and design review

    HOA covenants that conflict

Santa Clara's chapter 17.92 says HOA, condo and property owner association documents recorded after it passed are void and unenforceable if they conflict with its water efficiency standards or block compliance1. Utah law separately bars HOA rules that prohibit water wise landscaping on detached lots5. Ask your HOA for written design approval first.

  • Homes here

    Higher incomes, younger owners

Santa Clara's median household income is $96,475, its median home value is $558,100, and its median age is 33.06. About 78% of homes are owner-occupied6. About 36% of homes were built in 2010 or later, and the median year built is 20047.

Questions from Santa Clara

Still wondering? Call (435) 660-6207 and ask True Turf.

How much extra rebate do Santa Clara homes get?

Up to $500 more. The district adds $1 per square foot on the first 500 square feet for projects in Santa Clara, on top of the regular rates4. It applies only to a qualifying conversion with 50% plant cover and drip, not to turf alone8. On a 1,000 square foot conversion finished by June 1, 2027, that makes the total $3,500 instead of $3,000. Pre-approval is required.

When can I water in Santa Clara?

Not with treated water between 10 a.m. and 8 p.m. from June 1 to October 11. The city also bans water waste, such as overwatering, watering during rain, or letting water spray or flow off your property1. The same chapter requires a WaterSense smart controller on landscaped areas, which adjusts watering to the weather1.

What is Santa Clara's base water fee?

$37.25 a month in the water district's 2025 joint conservation plan9. Usage is billed in rising tiers in all eight cities that plan covers9. Converting unused lawn can trim the usage part of the bill, and the district says a typical residential conversion saves up to $300 a year in water costs8.

Can a big Santa Clara lot have a big lawn?

Up to 2,500 square feet, if 8% of the lot allows it1. That's more than Washington, where no lot may exceed 1,500 square feet10. Lots over half an acre must use secondary water for gardens and other growing uses1. A 31,250 square foot lot is the smallest that reaches the full 2,500.
